The house rules listed within this document have been created in order to protect both the guests and the owner. All guests and visitors who choose to rent or visit this property must abide by the following rules. Any person or group that chooses to disregard these rules may be subject to penalties such as the loss of security deposit or termination of rental contact without reimbursement.

GENERAL In case of any problems, damages or complaints, please contact Jim @ 330-461-1516.  Our property manager does a thorough inspection before and after each guest stay and reports any damages to the owner.  The cost to repair any damages will be the responsibility of the renter.  Damages also include any fines the owner incurs because of guest misconduct and including, but not limited to, more than the allowed number of guests per stay as noted below.

AGE REQUIREMENT 25 years or older to rent

NOISE In order to respect our neighbors, all guests and visitors should keep noise levels to a minimum during the hours of 10 PM to 8 AM. Noise levels should be respected at all times. Excessive noise levels which disturb the neighborhood will be considered a breach of contract and can result in loss of security deposit or eviction from the property.

GUESTS & VISITORS The property that you have rented has a maximum capacity of 6 persons which is the maximum number of people that are allowed at the property at any one time. More than 6 people are not allowed per HOA rules and there will be a $25 fine per guest per day assessed. Renters are not allowed to have guests visit the property during the day.  Any overnight visitors or guests that have not been reported and approved by the owner or his representative will be considered a breach of contract. The number of guests in the booking must match the number of overnight guests.  If more guests stay than noted in the booking, this will also be considered a breach of contract and you will be asked to vacate the property immediately. Additional overnight guests if approved may be subject to additional fees.

PARKING All guests and visitors must park their cars according to the instructions given by the owner or his representative. Vehicles should not be parked outside these parameters. Parking arrangement for this vacation rental are: There are available parking spaces around the complex and all vehicles should be within these spaces. Parking on the grass or outside of the designated parking spaces in prohibited.  A maximum of two parking passes will be given per stay. Please note that motorcycles are not allowed per HOA rules.

GARBAGE Guests must throw away all garbage in the designated containers and should in no instance dispose of trash or garbage in any other way. Garbage and recycling rules are set out as follows: All trash should be removed from the property prior to checkout. There are dumpsters that can be used for trash. Garage bags should be put back in all garbage cans prior to checkout.

GUEST LIABILITIES Guests agree to accept liability for any damage caused to the property (other than normal wear and tear), including, but not limited to, misuse of appliances and/or equipment and furnishings. If damages are in excess of the security deposit being held, guests agree to reimburse the costs incurred to replace/repair damaged items and damages must be reported to the owner or property manager immediately. The owner of the vacation rental is not responsible for any lost or stolen items during the duration of the rental period. All guests are responsible for closing windows and locking doors in order to maintain security and prevent damages from rain. Guests should switch off lights, air conditioners, fans and any other electronic devises when not in use. Towels that are provided at the vacation rental are not to be removed from the property. To avoid damages, no furniture is to be moved from one room to another without asking for prior approval. The property owner is not liable for any injuries that occur during your stay.

SMOKING of any variety (including vaping) is strictly forbidden inside & outside the house. Smoking is only allowed in the common areas. Evidence (including smell) of smoking inside the house can result in loss of security deposit plus a $500 fine to cover any additional cleaning costs to eliminate the odor. Cigarette butts and ashes must be disposed of in ashtrays provided and not anywhere else on the site.

TERRRACE, STAIRS, PATIO & POOL The swimming pool/hot tub is only to be used between the hours of 8 AM and 11 PM. For safety reasons, guests should only use designated glassware around the pool area. The terrace, stairs, surrounding patio area and pool can be dangerous and slippery when wet, and injury is likely to occur to anyone who is not careful on site. Guests should observe and adhere to all policies as posted on the property. With full knowledge of the above facts and warnings, the undersigned accept and assume all risk involved in or related to the use of terrace, stairs, patio, and pool area.

CHILDREN & BABIES This property is suitable for children. Guests are fully responsible for the safety and security of their children at all times. This also includes excessive noise and disturbances to the neighborhood. Children should never be left in the pool/hot tub unattended. When on the terrace, deck or patio, children and babies should never be left alone. Pets of guests are not permitted on the vacation rental property. This is the HOA Policy.

PARKING & POOL - Upon arrival please go to the club house and purchase your parking pass and pool passes. There is a $20.00 fee.

By completing a booking whether directly through the owner's website, or through 3rd party tools such as Airbnb, VRBO, Booking.com or any other travel website, the renter and all persons staying at this property agree to these rules.
